    What is prospect of the reverse mortgage ban in sun city and sun city west being corrected in the next few years? Is sun city grand OK for reverse mortgages now? Thanks

    • Hi Gerard. Thank you for your comment. HUD believes that Sun City and Sun City West violate the “free assumability” clause that FHA requires. For example: Sun City has a property preservation fee that goes towards the maintenance of collective recreational facilities, such as golf courses and recreational centers. In Sun City’s case, this fee is levied by the Recreation Centers of Sun City, and it applies even when properties are transferred to heirs through the probate process. This can also take place when a property is foreclosed and the fee is required to be paid by the lender.

      When a reverse mortgage is completed on a property these additional fees are not factored into the qualifying process. This is the problem.

      Sun City West has updated their HOA requirements, but it is still being reviewed by HUD’s general counsel. No official approval has been issued.
